What is Taal View Heights?

Taal View Heights has an initial one hundred two (102) hectare leisure residential gated community along the Tagaytay-Talisay ridge, overlooking Taal Lake and Volcano. It is one hour away from Metro Manila. Being part of Tagaytay and Talisay, it is one of the most ideal locations for retirement and makes for a practical second home. Aside from its automatic membership proviledges to the Buena Vista Nature Park and Country Club, you can enjoy the cool climate and the panoramic view of Taal Volcano and Taal Lake. The property is also covered with thick vegetation, coconut and other fruit bearing trees.

Can I view the overall master plan?

Taal View Heights has an overall master development plan. Development is done on a per phase of about 7 hectares (17.3 acres) per phase detailed and identified as priority areas.

Do I have the option to build my own house and choose my own design?

Yes you have the opportunity to choose either a lot only or a house and lot package. You can choose a lot only package and then come back to Ledesco if you intend to have us develop your house at a later time. However, the original quoted price for the house may vary subject to the current price of construction materials.

What types of designs can I have for my house?

The unique environmental character of Taal View Heights is manifested as a resdential community built within a lush natural setting. It is highlighted by the historical linkages of Taal Lake, Tagaytay RIdge, and the lakeshore town of Talisay, Batangas.

What is the source of water within Taal View Heights?

Fresh water supply is generated by three deep well sources that will be more than sufficient to serve the entire 102 hectare project. One well, which is almost inexhaustible is located near Taal Lake. As long as there is water in the Lake, TVH will always have water available to all residents. The capacity of the reservoir is 200,000 gallons. From the reservoir, which is located at a relatively high elevation of 115 m above sea level, water will be distributed by gravity to the individual lots with a minimum pressure of 80 psi. Individual lots will be provided with a water supply tapping point and meter.

What is your source of power, telecommunications and cable system?

BATELEC (Batangas Electric Corporation) is the primary source of power in the property. The power system is an overhead loop system where distribution transformers are strategically located to provide power through individual tapping points to the residential lots and the rest of the development. Lots are individually metered.

For telecommunications, the property utilizes an overhead system with the following specifications: provision for two telephone lines per residential lot.

The system is handled by PLDT capable of DDD, IDD and Internet. WiFi facilities will be provided in the Sports Pavilion, Main CLubhouse and Business Centers of the Country Club. The cable system will be provided as soon as there is a critical mass of homeowners residing in the village although one can already avail of the DREAM Satellite system if the need arises.

What is the requirement for Sanitary Sewer System?

Individual lots will be required to construct an underground 3-chamber septic tank (as specified in the Deed Restrictions) to collect domestic waste. The septic vault must have a minimum design capacity of 8 cubic meters and a minimum detention time of 36 hours. Septic Tanks will then discharge to an underground main sewer line that will direct all collected waste to a central sewage treatment plant for the entire development.

Can I plant all the trees and plants I want in my lot?

There are no limits to the amount of flora you can plant in your property. In fact we encourage you to enhance the natural beauty of the property with plants and trees, as long as it doesn’t affect any structure beyond your lot boundary. Note that the maximum height of trees should not exceed twelve meters and should be trimmed to avoid blocking your neighbor’s view of Taal Lake and Taal Volcano.

If I am into hobby farming, can you help me earn from it?

What are the Home Owner Assiciation (HOA) dues like?

Association dues are determined by the Homeowners Association once it is already set up. It covers security, garbage collection, maintenance of roads and common areas, proportionate share of Real Property Tax (RPT), and common area general insurance coverage against fire, earthquake and natural disasters.

What is the menu of services that your Property Management offers?

We offer house cleaning, landscape maintenance, tenants search for your unit when you are out of the country.

Will you provide a shuttle service within the village and nearby amenities?

Subject to a minimal fee, which will be determined by the village administration office, we will provide this service to and from TVH for residents who need to visit shopping centers, groceries, hospitals, etc. We can also pick them up from the airport to bring them directly to their homes.

Will my family be safe living near the Taal Volcano?

If ever the Taal Volcano explodes, Philvocs (government official agency on volcanoes) points out that the maximum danger zone is approximately 8 km. TVH is approximately 16 km. from the crater, which is twice the distance of the safe zone radius. In fact, you will have a magnificent view of the fireworks and in case of lava flow, this will first be deposited within Taal Lake.
